Your AC Is a Dehumidifier First β and That Means Water
Here's the fact that explains almost every AC water leak in Florida: your air conditioner doesn't just cool air, it wrings water out of it. As humid indoor air passes over the cold evaporator coil, moisture condenses on the coil exactly like it does on a glass of iced tea in July. In a dry climate, a system might produce a few gallons of condensate a day. In Tampa, where summer dew points sit in the mid-70s and relative humidity averages around 74%, a typical residential system pulls 5 to 20 gallons of water out of your air every single day. All of that water has to drain somewhere β down a drip pan under the coil, into a PVC condensate line, and out to a discharge point outside your home. When that path works, you never think about it. When any part of it clogs, cracks, or overflows, you get water where it doesn't belong. The #1 Cause: A Clogged Condensate Drain Line
The condensate drain line is a 3/4-inch PVC pipe, and in Florida it's basically a petri dish. It's dark, it's constantly wet, it's warm, and it drains water that carries dust and organic particles from your air stream. Algae, mold, and bacterial slime grow inside the pipe year-round in our climate β northern homeowners get a winter break when the AC shuts off; Tampa homeowners don't. Over months, that growth builds into a gelatinous plug that blocks the line completely. Water backs up into the drip pan, fills it, and overflows into whatever sits below: the air handler cabinet, the attic insulation, a closet floor, or your ceiling drywall. The telltale signs of a developing clog are water pooling around the indoor air handler, a musty smell near the unit, gurgling from the drain line, or a drip pan that always has standing water in it. If your system is in the attic β as most Tampa air handlers are β you often get no warning at all until a ceiling stain appears, which is exactly why the float switch in the next section matters so much.
The Float Switch: Why Your AC Shut Itself Off
If your AC suddenly stopped running on a hot day and the thermostat screen went blank or the system simply won't call for cooling, check for water before you assume a breakdown. Most Florida systems have a float switch (also called a condensate overflow switch) mounted on the drain line or in the emergency drain pan. When backed-up water raises the float, the switch cuts power to the system β on purpose. It's not a malfunction; it's the last line of defense stopping your AC from pumping 15 more gallons onto your ceiling. A tripped float switch is actually good news twice over: your safety device worked, and the fix is often simple β clear the clog, the water drains, the float drops, and the system runs again. If your system does not have a float switch, put one on your shortlist. They cost roughly $85β$150 installed, and Florida code requires overflow protection on new installations for a reason. It is the cheapest insurance in HVAC, considering that a condensate-soaked ceiling routinely turns into a $1,500β$5,000 drywall, insulation, and repaint job.
The Other Cause: A Frozen Coil Melting Off
Not all AC water comes from a clogged drain. If the evaporator coil ices over β usually from a dirty filter choking airflow, or from low refrigerant β the coil turns into a block of ice while the system runs. When the system shuts off, that ice melts fast, and the sudden rush of water can overwhelm the drip pan even with a clear drain line. The tell is the pattern: a frozen-coil leak shows up as a puddle shortly after the system stops running, often paired with weak airflow and warm air from the vents beforehand, and you may see frost on the copper refrigerant lines. If that matches what you're seeing, turn the system off, let it thaw for several hours, and replace the filter. If it refreezes with a clean filter and clear vents, you likely have a refrigerant leak, and that's a licensed-technician repair β EPA rules require certification to handle refrigerant, and a system run repeatedly while frozen can destroy its compressor.
The DIY Fix: Flushing Your Drain Line with Vinegar
Clearing and preventing drain clogs is one of the few AC maintenance jobs genuinely suited to DIY. Here's the process. First, turn off the system at the thermostat and the breaker. Find the drain line access β a small PVC tee with a removable cap, usually on the line near the indoor air handler. Remove the cap and pour in about one cup of plain white vinegar; it kills algae and bacterial growth without damaging the PVC. (Skip bleach β it's harsher on some pan and pipe materials and its fumes have no business in your air handler closet.) Let it sit 30 minutes, then flush with a cup or two of water and confirm it exits at the discharge point outside, typically a small pipe dripping near your outdoor unit or an exterior wall. For an active clog that vinegar alone won't move, connect a wet/dry shop vacuum to the outside end of the drain line, seal the connection with a rag or duct tape, and run it for two to three minutes β you'll usually pull out an impressively disgusting algae plug. Done every one to two months during cooling season (which in Tampa means most of the year), the vinegar flush prevents the vast majority of condensate calls we run.
When It's a Job for a Pro
Call a technician when the clog won't clear with vinegar and a shop vac, when the leak returns within days of clearing it, or when water is coming from the unit itself rather than the drain line β that points to a cracked or rusted drip pan, a coil freezing issue, or a drain line that was sloped or routed wrong at installation (more common than you'd hope). Attic air handlers deserve a lower DIY threshold: a mistake next to your ceiling drywall is expensive, and the secondary emergency pan under attic units rusts out over time in our humidity. Professional drain clearing in Tampa typically runs $100β$250; a new primary drip pan runs $200β$500 depending on access; and if a technician finds the coil freezing from low refrigerant, you're into leak-repair territory covered by a proper diagnostic. One more Florida-specific reason not to ignore a slow leak: persistent moisture around an air handler feeds mold growth inside the cabinet and ductwork, and mold remediation costs an order of magnitude more than a drain repair.
